Black Bear Plantation Campground Policies
Welcome to Black Bear Plantation
Black Bear Plantation is a peaceful, nature-centered campground in beautiful Southeast Tennessee designed for guests seeking a quiet, respectful, and relaxing outdoor experience. Our goal is to provide a clean, safe, welcoming, and nature-focused camping environment for every guest.
By making a reservation, entering the property, or occupying a campsite, guests agree to follow these policies and accept responsibility for themselves, their party, their pets, their vehicles, and their camping equipment.
Before Your Stay
Reservations
All guests must have a valid reservation before occupying a campsite. Reservations may be made online at:
All persons staying at or using the campsite must be included on the reservation. Guests must be at least 18 years old to make a reservation.
Guests must occupy only their assigned campsite unless prior approval is granted by campground management.
Payments & Deposits
Reservation deposits and payment schedules may vary based on the length of stay.
Guests may not check in until all reservation fees are paid.
For your convenience, purchases made during your stay, including firewood, merchandise, additional nights, or approved add-ons, may be charged to the payment method on file unless other payment arrangements are approved in advance.
Failure to remit full payment by the due date may result in cancellation, removal from the property, or additional collection action. Guests are responsible for any legal fees, court costs, or related expenses incurred as a result of non-payment.
Cancellation Policy
We understand that plans sometimes change.

Cancellations made more than 90 days before arrival receive a 90% refund. The remaining 10% is converted to a cancellation fee.

Cancellations made more than 30 days before arrival receive a 50% refund. The remaining 50% is converted to a cancellation fee.

Reservations canceled within 30 days of arrival are non-refundable, and the entire reservation amount is converted to a cancellation fee.
There are no refunds for early departure, weather, rule violations, or removal from the property.
If we are able to successfully rebook your dates, we may issue a partial refund at our discretion.
Adjusting Dates
We are happy to adjust arrival or departure dates when availability allows.
A $25 date adjustment fee may apply.
Check-In & Check-Out
Standard check-in time is 4:00 PM.
Standard check-out time is 11:00 AM.
Early check-in or late check-out may be approved when availability allows. Please contact us in advance.
Black Bear Plantation uses contactless check-in and check-out. Arrival instructions, directions, and campsite information will be emailed the day prior to your reservation.
When you arrive at your site, simply scan the QR code to check into the site. Shortly after arrival, a guest specialist will stop by to make sure you have everything you need and to answer any questions.
RV Condition & Approval
We welcome clean, well-maintained RVs and campers.
All recreational vehicles must be in safe, clean, operable condition, with no leaks, visible safety concerns, or excessive exterior deterioration.
For RVs more than 10 years old, we may request a current photo before confirming or approving the reservation.
We love vintage rigs and retro charm. If your camper is held together entirely by duct tape and nostalgia, we may need to chat first.
Utility Compatibility
Guests are responsible for ensuring their RV, camper, hoses, cords, adapters, and equipment are compatible with the site reserved.
This includes, but is not limited to:

electrical connections

sewer hoses and fittings
-
water hoses and pressure regulation
-
RV length, height, and maneuverability
Black Bear Plantation is not responsible for incompatibility between a guest’s equipment and the reserved campsite.
During Your Stay
Quiet Hours
Quiet hours are from 9:30 PM to 8:00 AM.
During quiet hours, please keep noise to a whisper and be mindful that many guests choose Black Bear Plantation specifically for its peaceful and relaxing atmosphere.
Speed Limit & Vehicles
The campground speed limit is 5 MPH.
Please drive slowly and carefully at all times. Watch for children, pets, wildlife, pedestrians, and other vehicles.
Parking is allowed only in designated areas. Do not park on grass, roads, another campsite, or any area not assigned to you unless approved by management.
Unless otherwise approved, each site is limited to the vehicles included with the reservation.
Visitors & Registered Guests
Only registered guests may occupy or use a campsite unless prior approval is granted.
Visitors must be approved by campground management and may be subject to additional fees, parking instructions, or occupancy limits.
Guests are responsible for the conduct, safety, and actions of all members of their party and any approved visitors.
Campsite Use & Appearance
Please keep your campsite clean, neat, and orderly throughout your stay.
Acceptable campsite items include normal camping equipment such as chairs, grills, outdoor rugs, and similar items, provided they are clean and well maintained.
The following are not permitted outside campers or tents:

trash or garbage
-
broken or unsightly furniture
-
hazardous items
-
excessive clutter
-
abandoned equipment
-
items that create a safety concern or negatively affect the campground appearance
No person may remove, damage, cut, carve, or injure any trees, plants, flowers, rocks, landscaping, utilities, signs, roads, structures, or campground property.
Please do not attach ropes, chains, nails, screws, lights, hammocks, or other items to trees, signs, utility posts, buildings, or campground structures without approval.
Trash Disposal
Household trash only may be placed in campground trash receptacles.
The following may not be placed in campground trash:

chemicals

hazardous materials
-
electronics
-
appliances
-
car parts

large furniture
-
construction materials
-
large boxes
-
non-household waste
-
items requiring special disposal
Improper disposal may result in a minimum fee of $25 per item. If specialized disposal is required, the guest will be charged the actual cost of disposal, whichever is greater.
Sewer, Water & Electric
Guests must use campground utilities safely and responsibly.
Sewer hoses must be properly connected, supported when needed, and maintained in clean condition. No liquid waste of any kind may be dumped on the ground, in roads, on campsites, or in trash receptacles.
Guests are responsible for damage, cleanup, or repair costs caused by improper utility use, including sewer spills, water leaks, electrical misuse, or damage to campground connections.
Electric vehicle charging, or charging of similar high-demand electrical items, requires campground approval and may involve an additional fee.
Campfires & Firewood
Campfires are permitted only in designated fire pits.
Guests are responsible for the safe use of their fire and any damage caused by fire, smoke, embers, or improper firewood use.
Please follow these fire safety rules:

Use only designated fire pits.

Never leave fires unattended.

Keep flammable materials away from fires.

Fully extinguish fires before leaving your site or going to sleep.

Follow all burn bans and weather-related fire restrictions.

A working fire extinguisher is required at every campsite.
To help protect local forests, please use only local or approved firewood. Do not bring untreated firewood from outside the area.
Fireworks are prohibited at all times on campground property.
Firewood left for the next camper should be stacked neatly near the fire pit.
Pets
Well-behaved pets are welcome at approved sites unless otherwise noted. Each campsite listing notes whether pets are permitted at that particular site.
By bringing a pet, guests confirm that the pet is current on vaccinations and has not shown aggressive behavior.
Pet rules:

Pets must be leashed no longer than 6 feet when outside your camper, vehicle, or tent.

Pets must be under control at all times.

Pets may not be left unattended.

Excessive barking is not permitted.

Aggressive behavior is not permitted.

Guests must clean up after pets immediately.

Pet fences are allowed when used responsibly and kept within the assigned campsite.
Guests are responsible for all damage, injury, disturbance, or cleanup caused by their pets.
Black Bear Plantation is not liable for incidents involving guests’ pets.
Some tent, pondside, or specialty sites may have additional pet restrictions. Please contact us with any questions prior to booking.
Tents & Additional Camping Equipment
Tents are not permitted on RV sites without prior approval. Additional charges may apply.
Tent camping is allowed only at approved tent sites or with management permission.
Tent stays are generally limited to 7 nights unless otherwise approved.
Facilities & Amenities
Black Bear Plantation is a rural campground and Certified Wildlife Habitat. Amenities vary by site.
There are no shower houses or restrooms on the property. Porta-potties are located near the tent sites.
Not all sites include sewer, electric, or other utilities. Please review your site description carefully before booking.
Please use all amenities respectfully and help keep them clean for other guests.
Wildlife, Nature & Safety
Wildlife & Natural Environment
Black Bear Plantation is a Certified Wildlife Habitat.
Guests may encounter deer, wild turkey, owls, frogs, insects, snakes, and occasional black bears or other native wildlife.
Please help us protect the natural environment:

Never feed wildlife.

Store food securely.

Dispose of trash properly.

Supervise children and pets.

Respect natural habitats.

Do not disturb wildlife, nests, dens, plants, or natural features.
Wildlife is part of what makes Black Bear Plantation special, and we appreciate your help preserving it.
Weather & Outdoor Conditions
Camping is an outdoor experience. Guests should be prepared for changing weather, uneven terrain, insects, wildlife, mud, storms, freezing temperatures, heat, and other natural conditions.

Black Bear Plantation is not responsible for weather-related inconvenience, early departure, or failure to prepare for outdoor conditions.
Weapons & Firearms
For the safety and comfort of all guests, the discharge of firearms, BB guns, airsoft guns, slingshots, bows, fireworks, or similar weapons is prohibited anywhere on campground property.
Guests must comply with all applicable local, state, and federal laws regarding the possession, transportation, and storage of firearms and weapons.
Guest Safety & Assumption of Risk
Guests assume responsibility for their own safety and for the safety of their party, pets, vehicles, and equipment while on the property.
Black Bear Plantation is a working rural property. Uneven terrain, natural hazards, wildlife, insects, weather, gravel roads, water features, utilities, and outdoor conditions are part of the camping experience.
Guests agree to use reasonable care and caution while on the property.
Extended Stay, Storage & Relocation
Camper Storage
Any RV, trailer, camper, or similar unit left on the property before the start of a reservation or after the end, cancellation, or termination of a reservation may be subject to a storage fee of $30 per day.
Storage must be approved in advance and paid in advance.
Failure to make approved storage or relocation arrangements may result in the camper being moved or removed by a third-party towing service at the guest’s expense.
Camper Relocation
If Black Bear Plantation is required to relocate a guest’s camper, RV, trailer, or similar unit on the guest’s behalf, a $150 relocation fee may apply.
The guest is responsible for all costs, damage, claims, towing, third-party storage, or liability related to relocation, towing, or removal.
Black Bear Plantation reserves the right, at its discretion, to use a third-party towing service to remove any camper, vehicle, or equipment from the property.
Damages, Violations & Removal
Damages
Guests are responsible for damage caused by deliberate, negligent, reckless, or improper use of campground property, utilities, roads, structures, landscaping, equipment, or natural features.
Black Bear Plantation may charge the guest for repair, replacement, cleanup, labor, contractor services, specialized disposal, or other costs necessary to restore damaged property.
We will make reasonable efforts to minimize guest costs when possible.
Policy Violations
Violation of campground policies, unsafe behavior, disorderly conduct, illegal activity, non-payment, disturbance of other guests, damage to property, or violation of county, state, or federal law may result in immediate removal from the property without refund.
Anyone removed from the property may not be permitted to return.
Management reserves the right to refuse service, cancel a reservation, remove guests, or restrict access when necessary to protect guests, staff, property, wildlife, or the peaceful atmosphere of Black Bear Plantation.
Updates
Policies may be updated periodically without notice as needed to protect guests, staff, wildlife, and campground operations.
