Welcome to Black Bear Plantation, a quiet, nature-centered campground in beautiful Southeast Tennessee. As a Certified Wildlife Habitat, our property offers a relaxing setting surrounded by wildlife, natural beauty, and the comforts of full-hookup RV camping.
Whether you're visiting for a few months, spending a season exploring Tennessee, or looking for an ongoing camping arrangement, we'd love to welcome you!
What Is a Seasonal Stay?
Our Seasonal Stay program is designed for guests planning to stay 30 nights or longer. We offer two flexible reservation options:
Ongoing Seasonal Stay
Enjoy the convenience of a month-to-month reservation that automatically renews. Either you or Black Bear Plantation may end the arrangement with 30 days' notice, subject to the Seasonal Stay Agreement.
Seasonal Stay With a Planned Departure Date
Already know how long you'd like to stay? Reserve your site with a specific arrival and departure date, provided your stay is at least 30 nights. Please keep in mind that once your departure date is established, we may accept another reservation beginning after your scheduled stay. Extensions are welcome when availability permits, but cannot be guaranteed.

Our RV sites are designed for comfortable extended camping, with amenities that make it easy to relax and enjoy your surroundings.

Site features, sizes, rates, and availability vary. We'll help you find the best available site for your stay.
Simple, Predictable Monthly Billing
We've designed our Seasonal Stay billing process to be straightforward and convenient.
Your First Month
Your first month's reservation fee is collected when your reservation is confirmed.
Transition to Calendar-Month Billing
After your initial month, your next billing period is prorated through the end of that calendar month.
Monthly Automatic Payments
Beginning on the following first of the month, your regular monthly reservation fee is automatically processed on the 1st of each month for the remainder of your reservation.
Electricity is metered and billed separately based on actual usage.
Seasonal Stay Requirements
To help maintain the peaceful campground experience our guests enjoy, our Seasonal Stay program includes a few additional requirements.

Reservations must be for at least 30 nights.

All adult seasonal guests must meet our 55+ eligibility requirements.

Background screening and approval are required for each adult guest.

RVs must meet our appearance, safety, and site compatibility requirements.

Guests must review and sign our Seasonal Stay Agreement.

A valid payment method and authorization for automatic billing are required.
Our Seasonal Stay program is for recreational campground accommodations and is governed by the Seasonal Stay Agreement.
Ready to Stay a Little Longer?
Requesting a Seasonal Stay Is Easy!
1. Request a Quote
Tell us about your RV and your preferred dates. We'll check availability and email a personalized quote including which sites are available.
2. Complete Background Screening
If you like the quote, simply let us know which site you'd like to reserve! We'll place a complimentary temporary hold on your site and email the background-screening instructions.
You'll have 24 hours to complete and submit the required screening information.
Once submitted, your site will remain on hold while we await the results. We'll notify you as soon as screening has been reviewed and a decision is available.
3. Confirm Your Reservation
Once approved, you'll receive a secure link to sign your Seasonal Stay Agreement, establish your payment information, and pay your first month's reservation fee. You will have 24 hours from the notification that the background check was approved to sign the Agreement and pay the first month's reservation fee.
That's it! Your site will be reserved and ready for your arrival.
